New Development:
Crown Corporate Center (CCC) was a
485,000 SF five building office campus at the
intersection of Highways 5 and 80 in
Sacramento built between 1998 - 2007.
Tenants include Sutter Health, University of
Phoenix, State of California, Sundt
Construction, and Morton & Pitalo Engineers.
Each building was sold individually to both private capital and institutional owners. Our partners on this project included LPAS, DPR Construction, and Alston Construction. CBRE was our leasing and capital markets partner on CCC.
Point Pinole Business Park (PPBP) was a 475,000 SF two building industrial park in Richmond built between 2012 – 2014. Tenants include William Sonoma and
Amazon Fresh,both of whom
were full building users. This
speculative project developed
for KTR Capital was 100%
leased within one year of
shell completion and sold to
Prologis. Our partners on this
project included Big D Pacific
Builders, Milani Engineering,
and other Bay Area based construction and engineering
firms. Colliers International was our leasing partner on PPBP.
Development
Redevelopment:
520 Capitol Mall was a 82,000 SF eight story downtown Sacramento property with four level parking garage which was purchased from the local school district and re-developed into a multi-tenant property between 2001-2004. A European capital source (German family office) funded equity into the project which they held for 15 years before selling to a local investment group in 2016. Brennan Properties handled every component of the re-development including acquisition, design, shell renovation, leasing, TI construction and ultimately property management. Our partners on the project included LPAS, DPR Construction, and CBRE.
428 J – 92,000 SF eight story historical (1914) building in Sacramento’s Entertainment & Sports District. This former hotel property was converted to office use in the mid 1980s. Brennan Properties took over the management of the building in 2011 and has since worked with the owner to renovate it in keeping with its historical characteristics. Our development team managed the process of City Preservation to protect the historical features of the building. We coordinated the re-development loan with our client and managed all of the project financial reporting and loan draws while supervising the construction on the shell renovation and tenant improvements.. Surrounding the building are the new Golden One Center, Downtown Commons (DoCo) and the Sawyer Hotel operating by Kimpton Hotel Group. Our partners on the project included RMW Architects, Deacon Corporation and CBRE.
